Boreys are providing solutions to these problems. Among locals, these gated communities are extremely popular for their organisation, comfort and affordability. Creed Group, a Japanese developer has created a community that combines their sensibilities with those of Cambodia.
It’s called Borey Maha Sen Sok, and it’s in one of the hottest areas of Phnom Penh. The complex is just down the road from Aeon Mall 2, the second incarnation of the mega-popular Japanese shopping centre. Sen Sok district is widely considered to be a place that will flourish for residential real estate.

Life in the suburbs is a new concept for Cambodia. But it’s an idea that people are getting behind. The appeal is especially enticing for the growing middle class and young families.
Cheng went on to say that many residents of Maha Sen Sok are, indeed, families or couples that plan to have children. She added that the safety and security of the community was a big factor for most. She also said that the amenities of the borey were tailored specifically for this demographic.

In addition to the playground, the community also features a foot massage path, covered cabanas, outdoor exercise equipment, a tree trunk walkway and solar-powered streetlights.
Not only does this mean that children will stay active and entertained, it means they have a safe place to play with other children in the community. Instead of being stuck inside they can enjoy the fresh air or go on after-dinner walks or bike rides with their families.
Modern concept
Everyone in Cambodia is familiar with the typical shophouse-style setup. There are two types of units in Maha Sen Sok. Both take inspiration from this style but update it to a more modern style.
First is the Satsuki style. It offers a standard front parking area for your family vehicles. Upon entering, you’ll see a furnished living room which is perfect for relaxing or entertaining guests. In the back, there is a spacious kitchen and dining room. Here you’ll have family dinners and cook delicious meals. There’s also a back patio. It’s a perfect place to put your grill. The ground floor also has a massive bathroom.
On the mezzanine floor of the Satsuki unit, you’ll find a master bedroom and second bedroom. Both have en-suite bathrooms and plenty of storage space. Families with one or two children will fit perfectly in a Satsuki unit.
The Botan style unit, on the other hand, is for those craving a bit more space and two additional bedrooms. Mezzanine floors here offer a single and double bedroom, both with en-suite bathrooms. Then, on the first floor, there is a master bedroom and another single bedroom. What’s more, it boasts a spacious veranda off the master bedroom.
